EPC guide Wallonia
Is an electrical inspection mandatory to sell a property in Wallonia?
Direct answer
Yes. In Wallonia, the sale of a residential property must be accompanied by an electrical conformity inspection report, carried out by an approved company. If the last report is compliant, it is valid for 25 years: an inspection carried out 10 or 15 years ago remains 100% valid for signing the deed at the notary, as long as no major modifications have been made to the installation since. If the last report is non-compliant or missing, a new inspection is mandatory: the report informs the buyer of the infractions and starts the legal deadline (12 or 18 months) to bring the property up to standard. At Energy PEB, this inspection costs €165 VAT incl.

When is the electrical inspection mandatory?
In Wallonia, every residential property put up for sale must be accompanied by an electrical conformity inspection report. The procedure depends on the state of the last report in your possession:
If the last report is COMPLIANT (positive), it is valid for 25 years. Even if the installation was inspected as compliant 10 or 15 years ago and no major modifications have been made since, that report remains 100% valid for signing the deed at the notary. There is no need to have an inspector come back.
If the last report is NON-COMPLIANT (negative) or missing, an approved inspector must be called in to establish a new inspection report for the sale.
What happens in case of non-compliance?
The inspection report established for the sale informs the buyer of the infractions found in the installation. It also starts the legal deadline available to the seller to bring the property up to standard: 12 or 18 months depending on the infractions found.
Many observations are simple to fix: replace an RCD, connect an earth, fit suitable circuit protection. A compliant report obtained afterwards reassures the buyer and avoids last-minute negotiations over the electrics.
How does the inspection work?
The inspector visits the property and checks the installation against the Belgian RGIE (General Regulations for Electrical Installations): state of the distribution board and residual-current breakers (300 mA general and 30 mA for wet rooms), presence and quality of the earth connection, equipotential bonding in wet rooms, condition of circuits and fittings, protection of each circuit by a suitable breaker, and presence of the wiring diagram and circuit table.
After the visit, you receive an official inspection report, compliant or non-compliant, to join the sale file.
