What is the validity period of a PEB certificate?

Direct answer

A residential PEB certificate is valid for 10 years in the Walloon Region, from its date of issue. It remains valid for several successive sales or lettings during that period, unless works significantly change the home's energy performance.

What ends validity before the 10 years are up

The expiry date is not the only criterion. The certificate stops reflecting reality — and therefore becomes contestable — once the home changes significantly.

  • Insulation works (roof, walls, floors) carried out after the certificate was issued.
  • Replacement of window frames or the heating system.
  • Installation of solar panels, a heat pump or mechanical ventilation.
  • Change to the heated volume: extension, heated conservatory, loft conversion.
  • Division or merger of housing units.

Why renewing a certificate after works pays off

Renewing a certificate is not a constraint but a lever: after an energy renovation, the new label documents the added value of the property. Moving from F to C is a tangible selling point for a buyer, a tenant or a bank, backed by an official document.

Checking the validity of an existing certificate

Every certificate carries a registration number, an issue date, an expiry date, the label and the specific consumption figure in kWh/m².year. If any of these elements is missing, or if the document is not registered, it cannot be used for a sale or a rental.

Concrete example

A house in Huy certified in 2019 with an F label was renovated in 2024 (roof, window frames, condensing boiler). The 2019 certificate was still valid until 2029, but it no longer reflected the property. A new certificate established a D label: the owner now lets the property with a document that matches reality.

Frequently asked questions

Is a PEB certificate from 2018 still valid?

Yes, until its 10-year expiry, i.e. 2028, provided no significant energy-related works have been carried out since. Otherwise, a new certificate is needed to reflect the property's real condition.

Can the same certificate be used to sell and then rent out?

Yes. A valid residential PEB certificate covers both sale and rental during its 10-year validity period.

What if the certificate is lost?

The certificate is registered with the Walloon Region: the assessor who issued it can provide a copy. If it has expired, a new certificate must be produced.
