What is a thermal imaging survey of a house used for?

Direct answer

A thermal imaging survey photographs your house with an infrared thermal camera. The image instantly shows where heat escapes: thermal bridges, insulation defects, draughts and condensation zones. You receive a detailed report listing priority areas and concrete corrective advice.

What does a thermal camera reveal?

The thermal camera measures the temperature of every surface and turns it into an image: abnormally cold areas in winter (or warm in summer) betray defects in the building envelope that are invisible to the naked eye.

It is a non-destructive diagnostic tool: no demolition, no drilling. In a 1 to 2 hour visit, you see the actual state of the roof, wall, floor insulation and the areas around window frames.

  • Thermal bridges: structural junctions leaking heat (balconies, lintels, corners).
  • Insulation defects: shifted panels, settling, never-insulated zones.
  • Air leaks: draughts around window frames, doors and duct penetrations.
  • Damp and condensation: colder areas where mould is likely to appear.
  • Underfloor heating: check how evenly the heat is distributed.

How does the thermal imaging survey work?

Thermography is carried out during the heating season, with at least 10 °C difference between inside and outside, ideally at dusk to avoid solar interference. The thermographer inspects all façades and the roof from outside, then the main rooms from inside.

You then receive a report commenting on each thermal image, ranking anomalies by priority and proposing concrete improvements: insulation to reinforce, joints to seal, areas to check before works.

Thermal imaging or housing audit: which one?

Thermography is a targeted visual diagnostic: quick and cheaper, it shows where the home loses heat. The housing audit is a full analysis that prices a renovation scenario and unlocks Walloon grants. The two are complementary: thermography locates the defects, the audit plans the works.

A concrete example

For a 1980 house in Namur where residents complain of cold walls and draughts, the thermal survey reveals missing insulation along the entire north façade and a major air leak under the garage door. Two targeted works, for a far smaller budget than a full renovation, remove the discomfort by the following winter.

Frequently asked questions

How much does a thermal imaging survey cost in Wallonia?

At Energy PEB, a thermal imaging survey costs €500 VAT incl.: on-site visit, indoor and outdoor thermal images, analysis and a detailed report with improvement advice.

When is the best time of year for thermography?

During the heating season, roughly October to April, with at least a 10 °C difference between inside and outside. It is this contrast that makes defects visible to the camera.

Does thermography detect mould?

It detects the cold, damp zones prone to condensation and mould, even before visible stains appear. The report lists the points to treat first.

Who carries out the thermal imaging survey?

A civil engineer and certified PEB assessor trained in building thermography. Energy PEB can combine thermography, PEB certificate and renovation support.
