What is the housing energy audit in Wallonia?

Direct answer

The housing energy audit (Audit Logement) is an in-depth energy assessment of your home, carried out by an auditor certified by the Walloon Region. It identifies priority works, costs the investments, estimates the savings and sets out a renovation scenario up to label A. It is essential to access regional renovation grants.

What is a housing energy audit for?

Unlike the PEB certificate, which is a snapshot of a home's current performance, the housing energy audit is a decision-making tool. It answers a practical question: which works to carry out, in what order, at what cost, and for what energy gain?

The auditor visits the whole building, analyses the envelope (roof, walls, window frames, floors), the systems (heating, ventilation, hot water) and proposes a renovation scenario made up of consistent stages. Each item is costed and the target label is calculated, usually up to label A.

  • Identify priority works and plan them in the right order.
  • Avoid costly mistakes: a poorly sequenced investment can block a future intervention.
  • Cost each item of work and estimate achievable savings.
  • Access Walloon Region grants: the audit is the gateway to the support scheme.

The audit, a condition for accessing Walloon renovation grants

Wallonia has overhauled its support scheme for energy renovation. The new scheme, in force since 1 October 2026, is built around a single subsidised loan: the Rénopack (zero-interest loan with a reduction on the amount to be repaid for income categories C1 to C3) and the Rénoprêt (preferential-rate loan for category C4 incomes, landlords and co-ownerships).

Key condition: the audit must be carried out before the works. It is itself an eligible investment for financing, and it determines the priority works included in the file. For co-ownerships, a specific audit for apartment buildings is required for works in common areas.

  • Rénopack: zero-interest loan with a 15 to 50% reduction on the amount to repay, depending on income.
  • Rénoprêt: preferential-rate loan for higher incomes, landlords and co-ownerships.
  • Up to €60,000 in financing per home for eligible works.
  • The audit is an eligible investment: its cost can be included in the financing.

How does a housing energy audit work?

The visit lasts on average 2 to 3 hours. The auditor measures volumes, records the thickness and type of insulation, and inspects the roof, cellars, loft, window frames and heating system. You are also asked about your habits and plans (extension, boiler replacement, solar panels).

After the visit, the official software calculates the current performance and simulates renovation scenarios. You receive a full report: current state, step-by-step works scenario, estimated budget per item, expected savings and grants you may be eligible for.

Housing energy audit or PEB certificate: what is the difference?

The PEB certificate is a legal obligation linked to a sale or rental: it gives a label, without proposing any works. The housing energy audit is a strategic choice for an owner planning to renovate: it includes the current performance, but goes much further with a costed renovation plan. Once the works are done, a new PEB certificate confirms the label achieved.

Concrete example

For a 1975 detached house in Huy, labelled F, the audit sets out a three-stage scenario: insulating the roof and cavity walls first, replacing the window frames next, then a heat pump and ventilation. Each stage is costed, savings estimated and Walloon grants identified. The owner knows exactly what to do, in what order, and which label they will reach at the end: A.
